How a direct-developer specialist advisory works differently from a generalist agent — plainly stated, with what we do and what we do not do.

This is the piece where we describe how we work, because the way a specialist advisory works is different from the way a generalist agent works, and the difference matters when the transaction is a multi-year pre-construction purchase in a foreign country. Nothing about it is complicated. It is worth saying plainly.

Direct-developer, not distributed

The luxury real estate market is filled with intermediaries — portals, brokers, referral networks, licensing arrangements. Mexperts is deliberately not any of those. We work directly with Related Group's sales team on each of their Mexico developments. That means when we quote pricing, share unit availability, or discuss allocation, we are working from the same information the developer is working from — not a licensed feed that may be days out of date.

What the free-to-buyer model means

Buyers pay the developer's price — the same price they would pay walking into the sales gallery alone. Mexperts is compensated by the developer, on closed transactions, at the developer's standard broker commission. There is no advisory fee, no retainer, no cost premium — and, importantly, no financial incentive for us to push a specific unit or a specific development over another. Our incentive is to place buyers into the right development and the right unit for their actual life.

What we do

For each buyer, the advisory covers:

  • Introductions to the appropriate development or developments based on your intended use
  • Current pricing, unit availability, and allocation from the developer's active inventory
  • Introductions to the professional counterparties — independent attorney, escrow provider, notario — who will actually handle the transaction
  • Walk-through of the contract, payment schedule, and delivery timeline before you sign
  • Continuity through the construction period, closing, and delivery

We are not the ones drafting your contract or holding your escrow. We are the ones making sure you are working with the right people who do those things.

What we do not do

We do not represent buyers on developments outside our direct-developer relationships. We do not run a portal. We do not distribute leads to third-party agents. We do not work outside the pre-construction segment we specialize in.

The reason for these boundaries is simple: the value of a specialist advisory is a function of how deep the specialist is in the segment. Spreading across everything dilutes the value on any single thing.
